I have a 140 × 54 ft heavy-timber framed home already engineered; the full structural package is in hand and ready to share, including floorplan and elevations for every space. I need them tied seamlessly to a construction-ready Mechanical, Electrical, and Plumbing design. I am primarily building with SIP's and ICF's, so there will be a strict limitation on the number of penetrations between the interior and exterior envelope.
Scope
• Generate detailed MEP plans (sizing, routing, schedules, panel layouts, fixture counts, equipment specs) sufficient for bids and field installation. All work should conform to current state of Washington, Whatcom County, and City of Blaine codes.
Deliverables
I’ll supply the structural drawings in PDF format. You will return a coordinated drawing set in DWG and PDF, ready for submission to the county. A professional license in Washington is essential so that you can guide the permitting submittal. If you have any questions about local amendments or want to confirm coordination points, I’m available and responsive.
